The Space:

Palmilla at LBJ is built around easy lake living. The first floor opens into a bright great room where a wall of windows frames the pool and canal, so everyone can keep an eye on the water while the kitchen stays in the middle of the action. The oversized island is made for spreading out breakfast tacos or setting up a taco bar after a day on the lake, and the dry bar with a wine fridge and beverage fridge keeps drinks cold without anyone crowding the cook. Evenings settle in around the LED fireplace and 65" Smart TV, and a powder room and mudroom drop zone keep wet towels and sandy feet right where they belong.

Upstairs, a second living area with a 75" Smart TV gives kids or night owls their own space to hang out, while five bedrooms offer comfortable retreats at the end of the day. The primary suite feels like a spa escape, with a freestanding soaking tub, a walk-in shower, dual vanities, and a spacious walk-in closet. A private laundry room makes longer stays and lake-weekend loads of laundry a breeze!

The backyard is where Palmilla at LBJ really shines. Start the morning with coffee on the covered back deck, where ceiling fans keep things comfortable while you look out over the pool and canal. Afternoons belong to the private pool, and when it's time to get out on the lake, the covered boat dock is just a short walk across the yard. Fire up the 4-burner stainless steel propane grill for burgers and fajitas, then stay outside as the lake goes quiet in the evening.

Location and Neighborhood:

Kingsland is the laid-back heart of the Highland Lakes, a small lake town where the Llano and Colorado rivers meet. Life here moves at boat speed: mornings on the water, lunch at a local spot, and afternoons swimming and fishing on Lake LBJ, which stays at a constant level year-round for reliable boating. Nearby, you'll find the granite swimming holes of Kingsland Slab, the historic Antlers Hotel, golf at Horseshoe Bay Resort, and the shops and restaurants of downtown Marble Falls. Hill Country wineries, state parks, and Enchanted Rock make easy day trips.
